A home can look perfect during a showing and still be the wrong fit once real life begins. Before you focus on paint colours or furniture, slow the process down and look at the things that will affect your comfort, budget and future resale.

1. The location at the times you will actually travel

Test the commute during a normal weekday. Look at transit, winter routes, school traffic, construction and how easy it is to reach the places you use every week.

2. The true monthly cost

Add property taxes, utilities, insurance, parking, condo or association fees and a realistic maintenance allowance to the mortgage payment.

3. The everyday layout

Imagine groceries coming through the door, winter boots, laundry, working from home, guests and storage. A beautiful room does not automatically mean a functional home.

4. The expensive systems

Ask about the age and condition of the roof, furnace, air conditioning, windows, electrical panel, plumbing and hot-water equipment.

5. Water and drainage

Look for staining, odours, fresh patchwork, grading concerns, sump-pump details and signs of moisture in basements or around windows.

6. Renovations and permits

Quality matters more than trendy finishes. Ask what was changed, who completed the work and whether permits or inspections were required.

7. The lot

Check sun exposure, privacy, drainage, easements, retaining walls, tree condition and the amount of maintenance the yard will require.

8. Nearby development

Vacant land and quiet streets can change. Review municipal planning information and ask what is approved or proposed nearby.

9. Comparable sales

The asking price is marketing. Recent comparable sales help show what buyers have actually paid for similar homes.

10. Insurance and financing

Older wiring, oil tanks, unusual construction or previous damage can affect insurance and lending. Confirm questions early, not after conditions are removed.

11. The condo corporation

For a condo, review the status certificate, reserve fund, rules, insurance, upcoming projects and special assessments—not only the monthly fee.

12. Future resale

Even if you plan to stay, consider whether the location, layout, parking and property type will appeal to the next buyer.

You do not need to find a flawless house. You need to understand the trade-offs clearly enough to decide whether they work for you.
