Ottawa Condo Status Certificates: What Buyers Need to Know
A status certificate is the closest thing an Ottawa condo buyer gets to a financial and legal health check on the unit and corporation. It should be reviewed by your real-estate lawyer during a properly drafted condition.
What the package can reveal
The corporation’s budget, reserve fund and insurance
Arrears or liens connected to the unit
Current or threatened legal proceedings
Approved special assessments or major planned work
Declaration, bylaws, rules and owner obligations
Recent reserve-fund information and audited statements
Why the numbers need context
A large reserve fund is not automatically healthy, and a smaller one is not automatically dangerous. The lawyer considers the building’s age, upcoming projects, reserve-fund study and whether contributions appear realistic.
Questions I want answered
Are fees expected to rise? Is expensive work approaching? Are there recurring insurance claims? Do the rules affect pets, rentals, renovations, parking or EV charging? Is the unit itself in arrears or subject to an agreement?
