A practical Ottawa guide for making a short, time-limited house-hunting trip productive—without rushing into the wrong home or neighbourhood.

A good house-hunting trip starts before you arrive. We will narrow the search, preview serious options and organize the days around the decisions that matter most to your household.

1. Confirm the non-negotiables before booking showings

Start with posting or work location, realistic commute times, budget, property type, school needs, accessibility, pets and the features you cannot compromise on.

2. Learn Ottawa by trade-offs, not broad labels

  • Choose priority neighbourhoods and property types.

  • Set up a focused listing portal.

Ottawa is geographically large. Two homes at the same price can offer very different commutes, lot sizes, transit access, construction ages and everyday routines. We will compare the areas that actually fit your life.

3. Prepare the financing and purchase team

Have a current mortgage pre-approval or relocation financing confirmation before the trip. Choose an Ottawa real-estate lawyer and identify an inspector so we are not searching for professionals after finding the right home.

If you are moving through CAF, BGRS or an employer program, confirm which expenses, travel dates and professional services are eligible before relying on reimbursement.

4. Preview serious homes before you travel

The goal is not to choose the home from a video. It is to remove weak options early so your in-person time is spent on genuine possibilities.

5. Build a realistic HHT itinerary

We will group showings geographically, leave time to revisit a favourite, and avoid packing so many homes into one day that they become impossible to compare. I also recommend seeing the commute and neighbourhood at the times you will actually use them.

6. Decide with evidence, not trip pressure

Before offering, we will review recent comparable sales, property history, likely competition, condition, closing needs and appropriate protections. A travel deadline is not a reason to ignore due diligence or exceed your comfortable limit.
