Ottawa Condo Parking, EV Charging and Locker Ownership
Parking and storage can add meaningful value to an Ottawa condo—but only if you know exactly what is included and what rights transfer with the unit.
Owned, exclusive-use or rented?
A parking space or locker may be a separately deeded unit, an exclusive-use common element or a rented space assigned by the corporation. That affects resale, financing, taxes and whether you can transfer it.
Confirm the exact location
Match the listing to the legal description and condominium plan. Check stall size, columns, clearance, accessibility, security and winter access. For lockers, confirm the number, size, moisture conditions and permitted storage.
EV charging
Do not assume a nearby outlet can charge a vehicle. Ask whether the building has chargers, an approved installation process, electrical capacity, metering and user fees. Future upgrades can create costs for the corporation or owners.
Questions to ask
Is the space owned, exclusive-use or rented?
Can it be leased or sold separately?
Are there waitlists or monthly fees?
What do the rules say about vehicles, visitors and storage?
Are EV upgrades planned or funded?
My advice
Value the unit with and without parking or a locker, then compare recent sales in the same building. A vague “one parking included” line is not enough—verify the legal details before the condition deadline.
