A posting can compress months of ordinary housing decisions into a very short window. My role is to help you arrive in Ottawa already understanding the market, the neighbourhood trade-offs and what your budget is realistically buying—so your house-hunting trip is focused instead of frantic.

I am an Ottawa Realtor experienced in supporting CAF members and families through BGRS-administered relocations. I provide straightforward information and steady follow-through without turning the process into a sales pitch.

The useful work starts before you arrive

Before we book a full day of showings, we build the foundation together:

  • Confirm your posting timeline, HHT dates and preferred closing window.

  • Establish a comfortable budget with your lender and discuss deposits and closing costs.

  • Compare Ottawa neighbourhoods based on your workplace, commute, family needs and property preferences.

  • Review active listings, conditional sales and recent comparable sales so asking prices have context.

  • Create a personalized property portal focused on homes that genuinely fit.

  • Use video calls, neighbourhood overviews and property previews to eliminate poor matches before you travel.

  • Review objective school and neighbourhood information, including HoodQ reports when useful.

  • Build an efficient HHT schedule with room for second visits, inspections and due diligence.

The goal is not to see the greatest number of houses. It is to arrive knowing enough to recognize the right one—and to avoid the wrong one.

Video previews that tell you more than the listing photos

If a property looks promising, I can preview it before your HHT or walk through it with you by live video. I will show you the layout, room proportions, street, lot position, traffic, nearby development and visible maintenance issues. I will also tell you what I do not like.

A video preview is not a substitute for a professional home inspection, but it can prevent you from spending valuable HHT time on a home that never had a realistic chance.

Choosing an Ottawa area around your actual posting

Ottawa is geographically large, and two homes that look equally convenient on a map can create very different daily routines. We can compare commute patterns and housing options for workplaces downtown, at National Defence Headquarters on Carling Avenue, in the east end and elsewhere in the National Capital Region—without asking you to disclose sensitive information.

That may include Kanata, Stittsville, Nepean, Barrhaven, Riverside South, Orléans, central Ottawa or communities outside the urban boundary. I will explain the trade-offs in price, housing style, maintenance, transit, driving and resale rather than tell you there is one “best” area.

Making the HHT count

During the trip, we group showings logically and compare each serious option against recent sales—not simply its list price. We look closely at condition, taxes, condo fees when applicable, likely maintenance, commute, neighbourhood fit and resale considerations.

If you decide to offer, we discuss comparable sales, deposit, timing, inspections and appropriate conditions. Your lender, lawyer, inspector and BGRS advisor remain the authorities in their areas.

Selling at origin and buying in Ottawa

If your Ottawa purchase depends on selling another home, the two transactions need to be planned together. We should discuss likely sale timing, financing, conditions, closing-date flexibility and temporary accommodation before pressure builds.

When your current home is outside Ottawa, I can help identify an appropriate local Realtor and stay involved in the overall coordination so both sides understand the same dates and priorities.

A note about BGRS and relocation benefits

Your CAF Relocation Directive and individual BGRS file determine which services and expenses are eligible. I can organize the real-estate work around your posting, but I will not promise reimbursement or interpret your benefits. Those questions should be confirmed directly with your BGRS advisor and the appropriate professionals.

Start preparing for your Ottawa posting

You do not need to wait until every date is confirmed. If an Ottawa posting is likely, we can begin with market education, neighbourhood comparisons and a preliminary property search. That preparation makes the eventual HHT much more productive.
