Use the Ottawa Schools Guide to verify English, French, public and Catholic catchments by exact address and review registration and transportation links. Catchments can change, so confirm an address with the school board before making a decision.

The true cost of buying: use this worksheet

The listing price is only the first number. Before comparing two homes, put both through the same worksheet:

First-time buyer programs worth checking

Programs have eligibility rules and can change. As of 2026, useful places to start include the First Home Savings Account, the Home Buyers’ Plan—which may allow an eligible buyer to withdraw up to $60,000 from an RRSP—and the federal home buyers’ amount. Qualifying first-time buyers purchasing certain new homes may also be eligible for the new federal GST/HST rebate.

Condo buying: what the monthly fee does not tell you

A low fee is not automatically good, and a higher fee is not automatically bad. The useful question is what the fee includes and whether the condominium corporation is financially prepared for future work.

  • Have your lawyer review the status certificate and governing documents.

  • Check the reserve fund, recent financial statements, insurance and any planned fee increases or special assessments.

  • Confirm parking and locker ownership, pet and rental rules, utilities, maintenance responsibilities and recent major projects.

  • Compare the total monthly cost with a freehold alternative—not just the mortgage payment.

Compare Ottawa neighbourhoods by trade-offs

There is no universally best neighbourhood. A useful comparison looks at commute, schools, housing type, lot size, transit, walkability, age of construction, renovation tolerance and the services you use every week.

Explore Ottawa communities, then tell me which two or three areas you are weighing. I can compare recent sales, typical property types, days on market and what your budget is actually buying there now.

I do not recommend entering personal financial information into random third-party widgets or relying on an instant home valuation as if it were an appraisal. The best tool is the one that helps you make a clearer decision with reliable inputs.
