Ottawa Condo Rules for Pets, Rentals and Renovations
A condo may look perfect online and still be the wrong fit if its rules conflict with how you plan to live. Before buying, confirm the restrictions that matter to your household.
Pets
Some corporations limit the number, type or size of pets. Others require registration or have nuisance provisions. Do not rely on a listing description that simply says “pets allowed.” Ask for the current declaration, bylaws and rules.
Rentals
Ontario condos cannot casually ignore their governing documents. Short-term rentals may be prohibited, and buildings can have registration, leasing and tenant-information requirements. Investors should also check municipal rules, insurance and lender requirements.
Renovations
Flooring, plumbing, electrical work, wall removal, exterior changes and heat-pump replacements may require board approval, permits or licensed contractors. Ask about deposits, work hours, elevator bookings and soundproofing standards before budgeting a renovation.
Read the current documents
Rules can change, and past practice is not a guarantee. Your lawyer should review the status certificate and governing documents during your conditional period. If a pet, rental plan or renovation is essential, get the answer in writing.
