Ottawa Condo Apartment vs. Condo Townhome: Which Fits You?

Both can offer lower-maintenance ownership, but the day-to-day experience and long-term costs can be very different. I start with how you want to live—not just the list price.

Condo apartment

• Usually less exterior maintenance and better lock-and-leave convenience

• Possible elevators, underground parking, concierge or shared amenities

• More shared systems, rules and building-wide decisions

• Monthly fees can include services you would otherwise pay separately

Condo townhome

• Often more living space, direct outdoor access and a family-home feel

• May include a yard, garage or surface parking

• Owners may be responsible for more exterior items than expected

• Condo fees can be lower, but the fee may cover much less

Compare the total cost

Put mortgage payment, condo fee, utilities, insurance, parking and likely maintenance on one page. A townhome with a lower fee is not automatically cheaper, and an apartment with a higher fee is not automatically poor value.

Questions that narrow the choice

Do you need stairs-free living? A private entrance? Visitor parking? Outdoor space? Easy winter travel? Room for children, pets or a home office? Your answers often make the best property type obvious.
